Below you will find a accounting of each subdivision (or condominium) with listings in Wayside. The list below is compiled from listings currently available today. This list is updated throughout the day (and night) to make sure that we're supplying timely data that you may rely on. The tallies compiled below is taken directly from the MLS database, so there are a few quirks to be aware of.
You might find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominiums) listed below were all put into the MLS database by listing agents. Because humans entered the data, there can be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a property has sold when in reality the error was corrected.
Not to mention, there may be some diffence of opinion as to what exactly a specific neighborhood is named. If there is even one character of difference between a couple of entries this will be counted as different communities. Thus, if you really need to get a tally, you should look at all the variations of the community's name. Case in point, Midtown condominiums in Fairfax County are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there another name for this specific neighborhood?
Certainly, for the reason stated above, try to you double-check all possible variations of the name.
Is the property for rent?
This tally does not include rentals. Hence, it may be that the sign you saw posted was for a rental. Furthermore, this list
only includes active listings in Wayside.
Is the property not yet active?
An active listing is a property that is available and for sale. There are quite a few properties which have a sign posted that are not
active.
For example, sometimes a for sale is up because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet on the market. Only agents have access to information about listings that are coming-soon. Furthermore, the MLS database does not permit Nesbitt Realty to list those properties in our list. If you want to know about coming-soon listings in a particular neighborhood, you'll have to email us directly.
Is the listing sold?
In addition, from time to time that a listing is already sold when you see the for sale up. Sold riders don't go up instantly. Also, it happens that the Realtor is a little tardy with putting up the under-contract riders. For these reasons, it's possible to see a for sale sign up when a property is not available.
