The data listed below is taken directly from the MLS database, so there are a few tips to be aware of.
You might spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condominium communities) found below were all put into the Multiple Listing Service by listing agents. Because humans entered the data, there may be spelling errors. Later, those typographical errors can be corrected and that correction makes it appear that a listing has sold when actually the error was corrected.
Furthermore, there may be some variances as to what exactly a particular community is called. If there is just one letter of difference between a couple of entries this will be tallied as different communities. Thus, if you really want to get a count, you have to consider all the variations of the subdivision's name. For example, Midtown condominiums near the Huntington Metro are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there a different way to spell this particular community?
Yes, for the reason stated above, try to you watch out for all possible variations of the spelling.
Is the listing for lease?
This list does not include rental properties. Hence, it's possible that the sign you saw posted was for a rental. Furthermore, this tally
exclusively covers active listings in Wayside.
Is the property in coming-soon status?
An active listing is a property that is available and on the market. There are quite a few properties which have a sign posted that are not
active.
For example, from time to time a sign is up because the property is
coming soon. A property that is in coming-soon status is not

Is the property under-contract?
Also, it happens that a listing is already
under contract when you spot the sign up. Sold notices aren't posted immediately. Also, sometimes that the Realtor is a little tardy with putting up the under-contract riders. For these reasons, you may see a for sale sign posted when a property is not active.
