Listed below you will see a accounting of each subdivision (or condo) with listings in Virginia Center. This list is compiled from active listings today. This list is refreshed every 15 minutes or so to make sure that Nesbitt Realty is providing timely data which you may count on. The information found below is pulled directly from the MLS database, so there are some quirks to keep in mind.
You might spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condominium communities) found below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there will be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a listing has sold when in reality the spelling on a listing was changed.
Furthermore, there may be some dispute as to what exactly a particular community is named. If there is just one letter of difference between a couple of entries this will be counted as different communities. So, when you really need to get a picture, you should look at all possible variations of the community's name. For example, Midtown condominiums in Fairfax County are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the subdivision isn't listed below."
Is there a different way to spell this specific community?
Of course, for the reason stated above, try to you watch out for all possible variations of the spelling.
Is the property for rent?
This list does not cover rentals. Therefore, it's possible that the sign you saw was for a rental. Also, this list
exclusively covers listings on the market in Virginia Center.
Is the property not yet active?
An active listing is a property that is available and for sale. There are some listings which have a sign posted that are not
active.
By way of illustration, from time to time a sign is posted because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about properties that are in coming-soon status. In addition, the Multiple Listing Service does not permit us to include those properties in our list. If you want to know about coming-soon homes in a specific neighborhood, you'll have to email Nesbitt Realty directly.
Is the property under-contract?
Furthermore, from time to time that a listing is already sold when you see the for sale up. Sold signs aren't posted instantly. Furthermore, it happens that the listing agent is a little tardy with putting up the under-contract riders. For these reasons, it's possible to see a for sale sign up when a property is not active.
