Below you will see a list of every subdivision (or condominium) with listings in Mosbys Landing. The list below is compiled from active listings today. The list below is updated every 15 minutes or so to make sure that Nesbitt Realty is providing accurate data which you may depend on. The data listed below is taken directly from the MLS database, so there are a couple of quirks to keep in mind.
You may spot a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominium communities) collected below were all entered into the Multiple Listing Service by listing agents. Because humans entered the data, there may be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a property has been listed when really the spelling on a listing was changed.
Furthermore, there may be some diffence of opinion as to what exactly a specific neighborhood is called. If there is even one character of difference between two entries this will be tallied separately. Thus, if you really want to get a tally, you have to consider all the variations of the community's name. For instance, Midtown condominiums in Fairfax County are by some people known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the community isn't listed below."
Is there another name for this specific subdivision?
Of course, for the reason stated above, make sure you double-check all possible variations of the name.
Is the listing for lease?
This list does not cover rental properties. So, it's possible that the sign you saw posted was for a rental property. Also, this list
only includes listings still for sale in Mosbys Landing.
Is the listing not yet active?
An active listing is a property that is available and for sale. There are some properties which have a sign up that are not
active.
For example, from time to time a for sale is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about properties that are coming-soon. Furthermore, the Multiple Listing Service does not allow Nesbitt Realty to list those listings in our count. If you want to know about coming-soon listings in a specific subdivision, you'll have to contact us directly.
Is the property sold?
Furthermore, sometimes that a listing is already sold or
under contract when you spot the sign posted. Sold riders don't go up the second a contract is signed. And, sometimes that the Realtor is a less than prompt with putting up the under-contract signs. Because of these reasons, you may see a for sale sign up when a listing is not active.

The arrows at the header below are useful for sorting the list. But, when you sort by listing count, just keep in mind the tips above, because those tallies aren't 100% accurate. Of course, the list is still pretty accurate.
