You may spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condos) collected below were all typed into the Multiple Listing Service by Realtors. Because humans entered the data, there can be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when actually the spelling on a listing was changed.
Also, there may be some variation as to what exactly a specific neighborhood is called. If there is even one letter of difference between a couple of entries this will be counted separately. So, when you really want to get a tally, you should look at all the variations of the subdivision's name. By way of illustration, Midtown condominiums in Fairfax County are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there a different way to spell this specific neighborhood?
Certainly, for the reason stated above, try to you look for all possible variations of the spelling.
Is the property for rent?
This tally does not cover rentals. Hence, it may be that the sign you saw posted was for a rental property. And, this tally
exclusively includes listings still for sale in Newington Forest.
Is the property not yet active?
An active listing is a property that is available and on the market. There are some properties which have a sign posted that are not
active.
For example, sometimes a for sale is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about listings that are in coming-soon status. under contract when you see the for sale posted. Sold notices aren't posted the second a contract is signed. Also, sometimes that the listing agent is a little tardy with putting up the under-contract signs. Because of these reasons, you may see a sign up when a property is not available.
