Because humans entered the data, there will be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when actually the error was corrected.
Furthermore, there may be some dispute as to what exactly a specific neighborhood is named. If there is just one character of difference between a couple of entries this will be tallied as different communities. So, if you really want to get a count, you should consider all possible variations of the community's name. By way of illustration, Midtown condominiums in Fairfax County are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is the listing for rent?

And, sometimes that the listing agent is a less than prompt with putting up the under-contract riders. For these reasons, it's possible to see a sign posted when a listing is not active.
