Listed below you will find a accounting of every subdivision (or condo) with properties for sale in Timberlake Estates. This list is compiled from listings currently available today. The list below is revised often to make sure that we're providing accurate data which you can count on. The data listed below is taken directly from the Multiple Listing Service, so there are a few tips to keep in mind.
You might find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominiums) compiled below were all entered into the MLS database by listing agents. Because humans entered the data, there will be spelling errors. Later, those spelling errors can be corrected and that correction makes it appear that a property has been listed when in reality the error was corrected.
Not to mention, there may be some diffence of opinion as to what exactly a specific community is named. If there is just one character of difference between two entries this will be counted separately. Hence, if you really need to get a tally, you should look at all possible variations of the subdivision's name. For example, Midtown condominiums in Alexandria are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the subdivision isn't listed below."
Is there another way to spell this specific neighborhood?
Definitely, for the reason stated above, try to you double-check all typical variations of the name.
Is the listing for lease?
This tally does not include rentals. Therefore, it may be that the sign you saw posted was for a rental. And, this tally
exclusively covers listings still for sale in Timberlake Estates.
Is the property not yet active?
An active listing is a property that is available and on the market. There are many listings which have a sign up that are not
active.
For example, sometimes a for sale is up because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet on the market. Only agents have access to information about listings that are in coming-soon status. Not to mention, the MLS database does not permit us to include those properties in our tally. If you want to know about coming-soon homes in a particular community, you'll have to email Nesbitt Realty directly.
Is the listing sold?
Furthermore, from time to time that a listing is already
under contract when you spot the for sale posted. Sold or under-contract signs aren't posted the second a contract is signed. And, from time to time that the Realtor is a less than prompt with putting up the under-contract riders. For these reasons, you might see a sign up when a listing is not active.
