Listed below you will find a list of every subdivision (or condominium) with listings in Proffitt. The list below is compiled from active listings today. This list is recalculated every few minutes to ensure that we're supplying timely data that you can depend on. The tallies compiled below is pulled directly from the MLS database, so there are a couple of quirks to be aware of.
You may find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominium communities) found below were all put into the MLS database by Realtors. Because humans entered the data, there may be typographical errors. Later, those spelling errors can be corrected and that correction makes it appear that a listing has sold when in reality the listing was updated.
Not to mention, there may be some disagreement as to what exactly a specific neighborhood is called. If there is just one character of difference between two entries this will be counted separately. Thus, if you really want to get a count, you have to look at all the variations of the subdivision's name. For example, Midtown condominiums in Alexandria are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there a different way to spell this specific neighborhood?
As might be expected, for the reason stated above, try to you watch out for all possible variations of the name.
Is the property for lease?
This list does not include rentals. So, it's possible that the sign you saw was for a rental. In addition, this list
only includes active listings in Proffitt.
Is the property in coming-soon status?
An active listing is a property that is available and on the market. There are quite a few properties that have a sign posted that are not
active.
For example, sometimes a for sale is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about listings that are coming-soon. Not to mention, the MLS database does not allow Nesbitt Realty to count those properties in our list. If you want to know about coming-soon listings in a particular neighborhood, you'll have to reach out to Nesbitt Realty directly.
Is the property sold?
Also, it happens that a listing is already sold or
under contract when you see the sign up. Sold notices aren't posted the second a contract is signed. And, it happens that the listing agent is a little tardy with putting up the under-contract signs. For these reasons, you may see a sign up when a property is not available.
