The list below is refreshed throughout the day (and night) to ensure that we're supplying timely tallies that you can depend on. The tallies found below is pulled directly from the Multiple Listing Service, so there are some tips to keep in mind.
You might find a subdivision listed more than once.
Firstly that the names of subdivisions (or condominiums) found below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there will be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a listing has been listed when actually the listing was updated.
In addition, there may be some dispute as to what exactly a particular community is named. If there is even one character of difference between two entries this will be counted as different communities. Hence, if you really need to get a picture, you have to look at all the variations of the subdivision's name. By way of illustration, Midtown condominiums in Huntington are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there a different way to spell this particular community?
Of course, for the reason stated above, try to you look for all typical variations of the spelling.
Is the property for lease?
This tally does not cover rentals. Therefore, it may be that the sign you saw posted was for a rental. Also, this list
only includes active listings in Manderley.
Is the listing coming soon?
An active listing is a property that is available and for sale. There are many listings which have a sign up that are not
active.
By way of illustration, sometimes a for sale is up because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about properties that are coming-soon. And, the MLS database does not allow us to count those properties in our count. Is the listing under-contract?
And, sometimes that a listing is already sold or
under contract when you see the sign up. Sold or under-contract notices aren't posted immediately. And, from time to time that the listing agent is a less than prompt with putting up the under-contract riders. For these reasons, it's possible to see a for sale sign up when a listing is not active.
