Listed below you will find a accounting of each subdivision (or condo) with properties for sale in Horsepen Acres. This list is compiled from active listings today. The list below is recalculated throughout the day (and night) to make sure that Nesbitt Realty is supplying timely information which you can count on. The data collected below is pulled directly from the Multiple Listing Service, so there are a few quirks to be aware of.
You might spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condominium communities) found below were all typed into the MLS database by Realtors. Because humans entered the data, there can be spelling errors. Later, those spelling errors can be corrected and that correction makes it seem like a property has sold when really the spelling on a listing was changed.
In addition, there may be some diffence of opinion as to what exactly a particular subdivision is called. If there is even one character of difference between two entries this will be tallied as different communities. So, if you really need to get a count, you have to consider all possible variations of the subdivision's name. For example, Midtown condominiums near the Huntington Metro are by some people known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the community isn't found below."
Is there another way to spell this specific community?
Definitely, for the reason stated above, make sure you double-check all typical variations of the spelling.
Is the listing for rent?
This tally does not include rentals. So, it may be that the sign you saw posted was for a rental. In addition, this list
exclusively covers active listings in Horsepen Acres.
Is the listing in coming-soon status?
An active listing is a property that is available and for sale. There are some properties that have a sign up that are not
active.
For instance, from time to time a for sale is posted because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. Also, the Multiple Listing Service does not allow us to count those properties in our tally. If you want to know about coming-soon homes in a specific subdivision, you'll have to contact Nesbitt Realty directly.
Is the listing under-contract?
Also, it happens that a listing is already sold or
under contract when you see the for sale up. Sold or under-contract notices aren't posted instantly. Furthermore, from time to time that the listing agent is a less than prompt with putting up the under-contract signs. For these reasons, you may see a for sale sign up when a property is not active.

You can organize the list by count or alphabetically.
The arrows at the header below are useful for sorting the communities. In contrast, when you sort by tally, just remember the points above, because the number isn't always true. Nevertheless, the data is still useful.
