Listed below you will see a list of each subdivision (or condominium) with properties for sale in Horsepen Acres. This list is compiled from listings currently available today. This list is refreshed every few minutes to ensure that we're providing timely tallies which you may count on. The data compiled below is taken directly from the Multiple Listing Service, so there are a few tips to be aware of.
You may find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominiums) found below were all entered into the MLS database by listing agents. Because humans entered the data, there will be typographical errors. Later, those spelling errors can be corrected and that correction makes it appear that a listing has sold when actually the spelling on a listing was changed.
Not to mention, there may be some variation as to what exactly a specific subdivision is named. If there is even one character of difference between two entries this will be listed as different communities. Hence, when you really need to get a picture, you should look at all possible variations of the subdivision's name. For example, Midtown condominiums in Huntington are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the subdivision isn't listed below."
Is there another name for this particular neighborhood?
Definitely, for the reason stated above, try to you watch out for all possible variations of the spelling.
Is the property for lease?
This tally does not cover rentals. Hence, it's possible that the sign you saw was for a rental. Furthermore, this tally
only includes listings on the market in Horsepen Acres.
Is the property under-contract?
An active listing is a property that is available and on the market. There are some listings which have a sign up that are not
active.
For example, from time to time a for sale is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. Also, the Multiple Listing Service does not allow Nesbitt Realty to list those listings in our list. Is the property under-contract?
And, it happens that a listing is already sold or
under contract when you spot the sign up. Sold notices aren't posted the second a contract is signed. And, it happens that the listing agent is a less than prompt with putting up the under-contract signs. Because of these reasons, you may see a for sale sign posted when a property is not available.
