This list is updated throughout the day (and night) to ensure that we're providing fresh information that you may count on. The tallies collected below is pulled directly from the Multiple Listing Service, so there are some tips to keep in mind.
You may spot a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominiums) compiled below were all entered into the Multiple Listing Service by Realtors. Because humans entered the data, there may be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a property has been listed when really the spelling on a listing was changed.
Furthermore, there may be some diffence of opinion as to what exactly a particular community is named. If there is just one letter of difference between a couple of entries this will be counted as different communities. Hence, when you really need to get a count, you have to look at all the variations of the community's name. For example, Midtown condominiums in Fairfax County are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the subdivision isn't listed below."
Is there another name for this specific community?
Naturally, for the reason stated above, make sure you watch out for all typical variations of the spelling.
Is the property for rent?
This tally does not include rentals. So, it's possible that the sign you saw was for a rental property. Furthermore, this list
only covers active listings in River Oaks.
Is the listing coming soon?
An active listing is a property that is available and for sale. There are quite a few properties which have a sign posted that are not
active.
For example, sometimes a sign is up because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents can access to information about listings that are coming-soon. Not to mention, the Multiple Listing Service does not permit us to include those listings in our count. If you want to know about coming-soon listings in a particular community, you'll have to email us directly.
Is the property sold?
Also, sometimes that a listing is already sold or
under contract when you see the for sale up. Sold signs aren't posted immediately. In addition, sometimes that the Realtor is a little tardy with putting up the under-contract riders. Because of these reasons, you may see a for sale sign up when a property is not active.
