You may spot a subdivision listed more than once.
You should know that the names of subdivisions (or condominiums) listed below were all put into the MLS database by Realtors. Because humans entered the data, there can be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a property has been listed when actually the error was corrected.
Also, there may be some disagreement as to what exactly a specific subdivision is named. If there is just one character of difference between two entries this will be tallied separately. So, if you really need to get a tally, you have to look at all the variations of the community's name. For instance, Midtown condominiums in Huntington are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there a different name for this particular subdivision?
As a matter of course, for the reason stated above, try to you look for all typical variations of the name.
Is the listing for lease?
This list does not include rentals. Hence, it's possible that the sign you saw posted was for a rental. And, this list
only includes listings on the market in Chesterbrook.
Is the property coming soon?
An active listing is a property that is available and for sale. There are quite a few properties that have a sign up that are not
active.
For example, sometimes a for sale is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet on the market. Only agents can access to information about properties that are in coming-soon status. Furthermore, the Multiple Listing Service does not allow us to count those properties in our tally. Is the property sold?
Furthermore, sometimes that a listing is already sold or
under contract when you spot the for sale up. Sold riders don't go up immediately. Not to mention, sometimes that the listing agent is a less than prompt with putting up the under-contract riders. Because of these reasons, it's possible to see a sign up when a property is not available.
