The information collected below is pulled directly from the Multiple Listing Service, so there are a few tips to keep in mind.
You may find a subdivision listed more than once.
Firstly that the names of subdivisions (or condominiums) found below were all entered into the MLS database by Realtors. Because humans entered the data, there may be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a listing has sold when in reality the listing was updated.
Furthermore, there may be some variances as to what exactly a specific neighborhood is called. If there is even one character of difference between two entries this will be tallied as different communities. Thus, if you really need to get a count, you should consider all the variations of the community's name. For example, Midtown condominiums in Alexandria are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the subdivision isn't found below."
Is there another name for this specific community?
Naturally, for the reason stated above, make sure you watch out for all possible variations of the spelling.
Is the listing for lease?
This tally does not cover rentals. So, it's possible that the sign you saw was for a rental property. And, this tally
only covers listings still for sale in Dulles Technology.
Is the listing in coming-soon status?
An active listing is a property that is available and on the market. There are quite a few properties that have a sign up that are not
active.
For example, sometimes a for sale is posted because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents can access to information about listings that are coming-soon. Not to mention, the MLS database does not allow Nesbitt Realty to count those listings in our tally. If you want to know about coming-soon real estate in a particular neighborhood, you'll have to contact Nesbitt Realty directly.
Is the listing sold?
Not to mention, sometimes that a listing is already sold or
under contract when you see the for sale up. Sold signs aren't posted immediately. In addition, it happens that the listing agent is a less than prompt with putting up the under-contract riders. Because of these reasons, it's possible to see a sign up when a property is not available.
