You might spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condos) listed below were all put into the MLS database by Realtors. Because humans entered the data, there will be typographical errors. Later, those typographical errors can be corrected and that correction makes it appear that a listing has been listed when really the error was corrected.
Furthermore, there may be some diffence of opinion as to what exactly a particular neighborhood is called. If there is even one character of difference between two entries this will be counted as different communities. Hence, if you really need to get a count, you have to consider all possible variations of the subdivision's name. For example, Midtown condominiums in Huntington are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the subdivision isn't found below."
Is there another way to spell this particular neighborhood?
Of course, for the reason stated above, try to you watch out for all typical variations of the name.
Is the property for rent?
This list does not cover rentals. So, it's possible that the sign you saw was for a rental. Not to mention, this tally
exclusively covers active listings in Sully Station Ii.
Is the property coming soon?
An active listing is a property that is available and on the market. There are many listings which have a sign up that are not
active.
For example, from time to time a for sale is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about listings that are coming-soon. Not to mention, the MLS database does not allow Nesbitt Realty to list those listings in our tally. If you want to know about coming-soon listings in a specific subdivision, you'll have to contact us directly.
Is the property sold?
Not to mention, it happens that a listing is already sold or
under contract when you see the for sale posted. Sold riders don't go up the second a contract is signed. In addition, from time to time that the Realtor is a little tardy with putting up the under-contract signs. Because of these reasons, you may see a for sale sign up when a property is not available.
