You might spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condos) collected below were all entered into the Multiple Listing Service by listing agents. Because humans entered the data, there can be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a listing has moved from one subdivision to another when actually the listing was updated.
Not to mention, there may be some dispute as to what exactly a particular subdivision is called. If there is just one character of difference between a couple of entries this will be counted as different communities. Hence, if you really need to get a tally, you have to consider all possible variations of the subdivision's name. For example, Midtown condominiums in Alexandria are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there a different way to spell this particular community?
Yes, for the reason stated above, try to you double-check all typical variations of the spelling.
Is the listing for rent?
This tally does not cover rentals. Hence, it's possible that the sign you saw was for a rental property. Furthermore, this list
only covers listings still for sale in Newgate Forest.
Is the property in coming-soon status?
An active listing is a property that is available and on the market. There are many properties that have a sign up that are not
active.
Case in point, from time to time a sign is up because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet on the market. Only agents have access to information about listings that are in coming-soon status. Not to mention, the Multiple Listing Service does not allow us to include those properties in our count.
