Below you will find a list of every subdivision (or condo) with listings in Newgate Forest. The list below is compiled from listings currently available today. This list is revised throughout the day (and night) to make sure that we're providing accurate data that you may rely on. The tallies collected below is taken directly from the MLS database, so there are some tips to be aware of.
You might spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condominium communities) compiled below were all typed into the Multiple Listing Service by Realtors. Because humans entered the data, there may be spelling errors. Later, those spelling errors can be corrected and that correction makes it appear that a listing has sold when in reality the error was corrected.
And, there may be some variances as to what exactly a specific community is called. If there is just one character of difference between a couple of entries this will be listed separately. So, when you really need to get a tally, you have to look at all the variations of the community's name. For example, Midtown condominiums in Fairfax County are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the subdivision isn't listed below."
Is there another name for this specific community?
Definitely, for the reason stated above, make sure you watch out for all possible variations of the name.
Is the listing for lease?
This tally does not cover rental properties. So, it may be that the sign you saw was for a rental property. Furthermore, this list
only covers listings still for sale in Newgate Forest.
Is the property not yet active?
An active listing is a property that is available and for sale. There are some listings which have a sign posted that are not
active.
For example, from time to time a for sale is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet for sale. Only agents can access to information about properties that are coming-soon. And, the Multiple Listing Service does not permit Nesbitt Realty to count those listings in our list. If you want to know about coming-soon real estate in a specific community, you'll have to contact Nesbitt Realty directly.
Is the property under-contract?
Not to mention, it happens that a listing is already
under contract when you spot the sign posted. Sold notices don't go up the moment a property settles. And, sometimes that the listing agent is a little tardy with putting up the under-contract riders. For these reasons, it's possible to see a sign posted when a property is not available.
