Below you will find a accounting of each and every subdivision (or condominium) with real estate on the market in Indian Oaks. The list below is compiled from listings currently available today. This list is recalculated often to ensure that we're providing accurate data which you may rely on. The tallies compiled below is taken directly from the MLS database, so there are a couple of quirks to be aware of.
You may find a subdivision listed more than once.
You should know that the names of subdivisions (or condominiums) compiled below were all entered into the MLS database by listing agents. Because humans entered the data, there may be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a listing has been listed when actually the listing was updated.
Not to mention, there may be some variances as to what exactly a specific community is called. If there is even one character of difference between two entries this will be tallied as different communities. Hence, if you really want to get a tally, you should look at all the variations of the community's name. By way of illustration, Midtown condominiums in Fairfax County are sometimes known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the subdivision isn't found below."
Is there a different name for this particular neighborhood?
As might be expected, for the reason stated above, try to you double-check all possible variations of the spelling.
Is the listing for rent?
This list does not include rentals. Therefore, it may be that the sign you saw was for a rental property. Furthermore, this list
exclusively includes listings still for sale in Indian Oaks.
Is the property under-contract?
An active listing is a property that is available and for sale. There are some listings which have a sign up that are not
active.
For example, from time to time a for sale is up because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about properties that are in coming-soon status. In addition, the Multiple Listing Service does not permit us to list those listings in our list. If you want to know about coming-soon listings in a particular community, you'll have to get in touch with Nesbitt Realty directly.
Is the listing under-contract?
Not to mention, from time to time that a listing is already
under contract when you see the sign up. Sold riders don't go up the moment a property settles. Not to mention, it happens that the listing agent is a little tardy with putting up the under-contract riders. Because of these reasons, you might see a for sale sign posted when a property is not active.

You can organize the subdivisions by number or alphabetically.
The arrows at the header below are useful for arranging the subdivisions. In contrast, when you organize by listing count, just keep in mind the tips above, because the number isn't 100% true. Nevertheless, the data is still pretty accurate.
