Listed below you will find a accounting of each and every subdivision (or condo) with listings in Heritage Square. The list below is compiled from active listings today. The list below is refreshed often to ensure that Nesbitt Realty is supplying accurate tallies that you may rely on. The information compiled below is pulled directly from the MLS database, so there are a couple of quirks to be aware of.
You might find a subdivision listed multiple times.
You should know that the names of subdivisions (or condominiums) found below were all put into the MLS database by Realtors. Because humans entered the data, there can be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a property has moved from one subdivision to another when actually the listing was updated.
Furthermore, there may be some diffence of opinion as to what exactly a particular community is called. If there is just one character of difference between two entries this will be listed as different communities. So, if you really need to get a count, you should consider all possible variations of the community's name. For instance, Midtown condominiums in Alexandria are sometimes known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the community isn't found below."
Is there another way to spell this particular community?
Yes, for the reason stated above, make sure you watch out for all possible variations of the name.
Is the listing for lease?
This tally does not include rental properties. So, it's possible that the sign you saw posted was for a rental property. Furthermore, this list
only covers listings on the market in Heritage Square.
Is the listing not yet active?
An active listing is a property that is available and for sale. There are quite a few listings which have a sign up that are not
active.
For example, sometimes a sign is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about listings that are coming-soon. Also, the MLS database does not permit us to count those properties in our list. If you want to know about coming-soon listings in a specific neighborhood, you'll have to contact Nesbitt Realty directly.
Is the listing under-contract?
Also, from time to time that a listing is already sold when you spot the sign posted. Under-contract riders aren't posted immediately. Also, it happens that the listing agent is a little tardy with putting up the under-contract signs. For these reasons, it's possible to see a sign posted when a property is not active.
Do you want timely updates from a specific subdivision?
If you would like to be contacted when real estate is available in a specific neighborhood, just let us know. Furthermore, we can also give you specific information on a particular listing when you get in touch with us directly. We can recommend a real estate agent that can quickly find the information you need.
You can arrange the communities by number or alphabetically.
The arrows at the header below are useful for sorting the neighborhoods. But even so, when you organize by number of active listings, just remember the points above, because those tallies aren't always true. Of course, the data is still useful.
