The list below is revised every 15 minutes or so to make sure that Nesbitt Realty is supplying accurate information that you may rely on. The data collected below is taken directly from the MLS database, so there are a few tips to keep in mind.
You might spot a subdivision listed more than once.
You should know that the names of subdivisions (or condominium communities) collected below were all put into the MLS database by Realtors. Because humans entered the data, there will be typographical errors. Later, those typographical errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when actually the listing was updated.
In addition, there may be some variation as to what exactly a specific subdivision is called. If there is just one character of difference between a couple of entries this will be counted separately. Thus, if you really need to get a tally, you have to consider all possible variations of the subdivision's name. For instance, Midtown condominiums in Huntington are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't listed below."
Is there another way to spell this particular neighborhood?
Definitely, for the reason stated above, try to you watch out for all possible variations of the name.
Is the listing for rent?
This list does not include rentals. Hence, it's possible that the sign you saw posted was for a rental. In addition, this list
exclusively covers active listings in Columbia_condominium.
Is the property under-contract?
An active listing is a property that is available and for sale. There are some listings which have a sign posted that are not
active.
For example, sometimes a for sale is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about listings that are coming-soon. Not to mention, the Multiple Listing Service does not permit us to count those listings in our tally. If you want to know about coming-soon listings in a specific community, you'll have to contact us directly.

Furthermore, from time to time that a listing is already sold when you spot the for sale up. Under-contract riders don't go up the second a contract is signed. Also, sometimes that the Realtor is a little tardy with putting up the under-contract riders. Because of these reasons, it's possible to see a for sale sign up when a property is not active.
