You might find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominium communities) compiled below were all typed into the Multiple Listing Service by Realtors. Because humans entered the data, there may be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a property has moved from one subdivision to another when really the spelling on a listing was changed.
And, there may be some disagreement as to what exactly a particular subdivision is named. If there is just one letter of difference between two entries this will be tallied separately. Hence, if you really want to get a tally, you have to consider all the variations of the community's name. By way of illustration, Midtown condominiums in Alexandria are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the subdivision isn't listed below."
Is there a different name for this particular community?
Of course, for the reason stated above, try to you look for all possible variations of the spelling.
Is the property for lease?
This tally does not include rentals. So, it may be that the sign you saw was for a rental property. And, this tally
only includes listings still for sale in Chain Bridge Forest.
Is the property under-contract?
An active listing is a property that is available and for sale. There are many listings which have a sign up that are not
active.
By way of illustration, from time to time a for sale is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about listings that are in coming-soon status. under contract when you see the for sale up. Sold signs aren't posted instantly. And, it happens that the Realtor is a little tardy with putting up the under-contract signs. For these reasons, it's possible to see a for sale sign posted when a listing is not available.
