You may find a subdivision listed multiple times.

Because humans entered the data, there will be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a property has sold when in reality the spelling on a listing was changed.
And, there may be some disagreement as to what exactly a particular subdivision is named. If there is even one letter of difference between two entries this will be tallied as different communities. Hence, when you really need to get a count, you should consider all the variations of the community's name. For instance, Midtown condominiums near the Huntington Metro are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't found below."
Is there a different name for this specific community?
As a matter of course, for the reason stated above, try to you watch out for all typical variations of the name.
Is the listing for lease?
This list does not cover rental properties. Therefore, it may be that the sign you saw was for a rental. Also, this list
only covers listings still for sale in Cardinal House.
Is the property in coming-soon status?
An active listing is a property that is available and on the market. There are some properties that have a sign posted that are not
active.
For instance, from time to time a for sale is posted because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet on the market. Only agents have access to information about properties that are coming-soon. Also, the Multiple Listing Service does not allow Nesbitt Realty to list those listings in our list. If you want to know about coming-soon homes in a specific subdivision, you'll have to email Nesbitt Realty directly.
Is the property sold?
Furthermore, sometimes that a listing is already sold or
under contract when you spot the sign up. Under-contract signs aren't posted the second a contract is signed. In addition, sometimes that the Realtor is a little tardy with putting up the under-contract riders. For these reasons, you may see a for sale sign up when a listing is not available.
