You may spot a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominiums) collected below were all typed into the MLS database by Realtors. Because humans entered the data, there may be typographical errors. Later, those spelling errors can be corrected and that correction makes it seem like a property has sold when in reality the listing was updated.
And, there may be some disagreement as to what exactly a specific subdivision is named. If there is even one letter of difference between two entries this will be listed separately. So, if you really need to get a count, you have to consider all possible variations of the community's name. For instance, Midtown condominiums in Huntington are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Of course, for the reason stated above, make sure you watch out for all possible variations of the spelling.
Is the listing for rent?
This tally does not cover rental properties. Therefore, it's possible that the sign you saw was for a rental. In addition, this list
exclusively covers listings still for sale in Cardinal House.
Is the property under-contract?
An active listing is a property that is available and on the market. There are many properties which have a sign posted that are not
active.
For example, sometimes a for sale is up because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet on the market. Only agents have access to information about properties that are coming-soon.
