The tallies found below is taken directly from the Multiple Listing Service, so there are some tips to be aware of.
You might find a subdivision listed multiple times.
You should know that the names of subdivisions (or condominium communities) listed below were all put into the MLS database by Realtors. Because humans entered the data, there can be typographical errors. Later, those spelling errors can be corrected and that correction makes it appear that a listing has been listed when really the error was corrected.
Not to mention, there may be some variances as to what exactly a particular subdivision is named. If there is even one letter of difference between two entries this will be tallied separately. Thus, when you really want to get a count, you have to consider all the variations of the subdivision's name. For example, Midtown condominiums in Fairfax County are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the community isn't found below."
Is there a different name for this particular neighborhood?
Of course, for the reason stated above, make sure you double-check all possible variations of the name.
Is the property for lease?
This list does not cover rentals. Therefore, it's possible that the sign you saw posted was for a rental property. Furthermore, this list
only covers active listings in Old Town Commons.
Is the listing under-contract?
An active listing is a property that is available and on the market. There are some properties which have a sign up that are not
active.
Case in point, from time to time a for sale is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet on the market. Only agents can access to information about listings that are in coming-soon status. Also, the MLS database does not permit us to include those listings in our count. If you want to know about coming-soon homes in a particular community, you'll have to get in touch with Nesbitt Realty directly.
Is the listing under-contract?
Not to mention, sometimes that a listing is already sold when you see the for sale posted. Sold signs don't go up the second a contract is signed. And, it happens that the Realtor is a little tardy with putting up the under-contract signs. For these reasons, it's possible to see a for sale sign posted when a listing is not available.
