The list below is revised throughout the day (and night) to ensure that we're supplying timely tallies that you may depend on. The data found below is pulled directly from the MLS database, so there are a couple of tips to be aware of.
You might find a subdivision listed more than once.
You should know that the names of subdivisions (or condominiums) listed below were all typed into the Multiple Listing Service by Realtors. Because humans entered the data, there may be spelling errors. Later, those spelling errors can be corrected and that correction makes it appear that a property has moved from one subdivision to another when really the listing was updated.
Also, there may be some diffence of opinion as to what exactly a specific neighborhood is called. If there is just one character of difference between two entries this will be tallied separately. Hence, when you really want to get a count, you have to look at all the variations of the community's name. For example, Midtown condominiums in Fairfax County are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the subdivision isn't found below."
Is there another way to spell this particular subdivision?
Of course, for the reason stated above, try to you double-check all typical variations of the name.
Is the property for rent?
This tally does not cover rentals. Therefore, it may be that the sign you saw posted was for a rental property. And, this tally
only covers listings on the market in 22303_.
Is the listing in coming-soon status?
An active listing is a property that is available and for sale. There are quite a few listings which have a sign up that are not
active.
By way of illustration, sometimes a for sale is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about properties that are in coming-soon status. And, the Multiple Listing Service does not permit Nesbitt Realty to include those listings in our tally. If you want to know about coming-soon real estate in a particular subdivision, you'll have to email us directly.
Is the listing under-contract?
Furthermore, sometimes that a listing is already sold when you spot the sign up. Sold or under-contract signs aren't posted the second a contract is signed. In addition, it happens that the Realtor is a less than prompt with putting up the under-contract signs. Because of these reasons, you might see a sign up when a listing is not available.
