Listed below you will see a list of each subdivision (or condo) with listings in El Hogan. The list below is compiled from active listings today. The list below is refreshed every few minutes to ensure that we're supplying accurate information that you can rely on. The tallies listed below is pulled directly from the MLS database, so there are a couple of tips to be aware of.
You may find a subdivision listed more than once.
You should know that the names of subdivisions (or condominiums) compiled below were all typed into the Multiple Listing Service by Realtors. Because humans entered the data, there will be spelling errors. Later, those typographical errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when really the error was corrected.
In addition, there may be some variation as to what exactly a specific community is named. If there is just one character of difference between a couple of entries this will be listed as different communities. Thus, if you really need to get a tally, you should consider all possible variations of the community's name. For example, Midtown condominiums in Huntington are by some people known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the community isn't found below."
Is there a different way to spell this particular subdivision?
Of course, for the reason stated above, make sure you look for all typical variations of the name.
Is the property for lease?
This tally does not include rentals. Hence, it may be that the sign you saw was for a rental property. Not to mention, this tally
only includes listings on the market in El Hogan.
Is the property not yet active?
An active listing is a property that is available and for sale. There are many properties which have a sign posted that are not
active.
For example, sometimes a for sale is up because the property is
coming soon. A property that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about listings that are coming-soon. And, the MLS database does not permit Nesbitt Realty to include those properties in our count. If you want to know about coming-soon listings in a particular subdivision, you'll have to contact Nesbitt Realty directly.
Is the property sold?
Not to mention, from time to time that a listing is already sold when you see the for sale posted. Under-contract signs don't go up instantly. Also, it happens that the listing agent is a less than prompt with putting up the under-contract riders. Because of these reasons, you might see a sign up when a property is not active.

The arrows at the header below are useful for sorting the neighborhoods. Conversely, when you organize by listing count, just keep in mind the tips above, because those tallies aren't always accurate. Nevertheless, the data is still pretty accurate.
