Below you will see a list of each subdivision (or condo) with listings in Fairfax. The list below is compiled from listings currently available today. This list is revised every 15 minutes or so to ensure that Nesbitt Realty is providing accurate data that you may depend on. The data compiled below is pulled directly from the Multiple Listing Service, so there are a couple of tips to keep in mind.
You might spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condos) found below were all entered into the MLS database by listing agents. Because humans entered the data, there may be spelling errors. Later, those typographical errors can be corrected and that correction makes it appear that a listing has sold when in reality the spelling on a listing was changed.
And, there may be some disagreement as to what exactly a specific subdivision is named. If there is even one character of difference between two entries this will be counted as different communities. So, when you really need to get a count, you should consider all possible variations of the subdivision's name. For instance, Midtown condominiums near the Huntington Metro are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the subdivision isn't listed below."
Is there another way to spell this particular subdivision?
Of course, for the reason stated above, make sure you look for all possible variations of the name.
Is the property for rent?
This list does not cover rental properties. Hence, it may be that the sign you saw was for a rental. Furthermore, this tally
only includes listings on the market in Fairfax.
Is the listing not yet active?
An active listing is a property that is available and for sale. There are some properties which have a sign posted that are not
active.
For example, from time to time a for sale is up because the property is
coming soon. A property that is coming-soon is not
yet available and not yet for sale. Only agents can access to information about properties that are in coming-soon status. Furthermore, the MLS database does not permit Nesbitt Realty to count those listings in our count. If you want to know about coming-soon listings in a specific subdivision, you'll have to contact Nesbitt Realty directly.
Is the property under-contract?
Not to mention, sometimes that a listing is already sold or
under contract when you see the sign posted. Sold notices don't go up the moment a property settles. Furthermore, from time to time that the listing agent is a less than prompt with putting up the under-contract signs. Because of these reasons, you might see a for sale sign up when a property is not active.
