The Buying Process in Fairfax County, Virginia

The process for purchasing a home in Fairfax County is the same as anywhere in the Commonwealth of Virginia but different from the procedures that are used in many states. Unlike the New York, each party is not represented at closing by a attorney. Instead, a settlement company manages the transaction.  The settlement company’s attorney represents the contract, and not any one party at the table. When the buyer and seller agree to a contract, the buyer will deposit money into escrow. The settlement agent will direct the transfer of escrow funds. In Northern Virginia, there are no closing meetings. It is not common for sellers and buyers to meet each other on a regular basis. If you want to buy a home in Northern Virginia, you will want to make sure you have a loan before you begin the process of looking for a home.

All real estate agents in Northern Virginia must be licensed to help people buy or sell real estate. Every agent you deal with should either have a agent or broker license. Brokers are allowed to receive payment for the sale of a property, while salespersons must work under the broker. Multiple brokers are allowed to work together. Sales agents must answer to a principal broker or a managing broker. A principal broker owns a real estate brokerage. A managing broker manages a real estate office. You will also want to consult an agent to find out what type of home is best for your income level. The agent will want to know what home you’re interested in. You should always be ready to buy a home when you visit the agent. If you are truly ready, you will be given a better deal, because agents will often have to deal with people who are just “looking,” and are not committed to making a purchase. Once the agent knows what type of home you want, they will begin driving you around to show you the different homes that are available.

The agent will not want to drive you around until after they’ve interviewed you. As the buyer, you will want to make sure the agent is experienced. When you deal with agents in Fairfax County, they should put you in the loan qualification process as soon as possible.  By getting approved for a loan, you will be placed in a powerful position where you can negotiate. Once you have found the home you want, you will want the agent to prepare and offer to purchase. In the Commonwealth of Virginia, the offer should always be made in writing.

With an apartment your money is gone and your rent will surely have a cost of living increase.

Before deciding to purchase a condominium, it is important to do your research into both the legal and practical aspects of owning a condominium. As with any home purchase, location, size and price are important. With a condominium you’ll also want to understand the ownership scheme. This type of information is found in the “condo docs” or condominium documents. Most states, and the Commonwealth of Virginia, require condo doc disclosure before any purchase contract is finalized. The condo docs will contain detailed information on the ownership and property rights of the condo and its owners. The rules of the homeowners association are generally explained in the condo docs in plain English (and not in legal jargon)? It’s important to read the condo documents to understand the annual maintenance and upkeep fees, as well as to obtain a full understanding of exactly how much control the association have over the regulation of the property?

Of course, many new condominium offices have staff that act as sales agents. Potential condominium owners can make an appointment to meet with a staff sales agent to discuss interest in condo ownership; hHowever, when you’re in the market for a condo, it’s a good idea to employ your own Condo Alexandria real estate agent rather than rely on the services of the condominium staff. Your real estate agent will have an understanding of the condominium ownership structure and the condominium documents and the real estate agent can explain what this means to you.

Fort Scott Park Is a historic site

Fort Scott Park is located south west of Crystal City not far from Pentagon City and Aurora Hills in Arlington VA. Fort Scott Park is one of several parks in Northern Virginia that were part of the defenses of Washington during the civil war.  The sign at the site reads:

Here stood a detached lunette constructed in May 1861 to guard the south flank of the defenses of Washington and named for General Winfield Scott, then General-in-chief of the army. It was subsequently relegated to an interior position by the construction of defenses of Alexandria about 1 3/4 miles to the West. The fort had a perimeter of 313 yards and emplacements for 8 guns. A remnant portion may be found immediately to the West.

Today, Fort Scott Park is more than 11 and a half acres of family-friendly fun that welcomes toddlers and children. Fort Scott Park features appealing playground equipment like a sandbox, a playhouse, and both baby and regular swings. The park has nice shade and picnic pavilions. The adjacent basketball court is a great place to let dad make some free throws.  The park also has tennis courts and softball fields.
