Buying a home in Fairfax County usually requires dozens of forms, reports, disclosures, and other technical documents. The knowledgeable experts at Nesbitt Realty will help you prepare the best deal, and avoid delays or costly mistakes. Also, there’s a lot of jargon involved, so you want to work with a professional who can speak the language.

Objective Information And Opinions

Nesbitt Realty can provide local information on utilities, zoning, schools, and more in Fairfax County. They also have objective information about each property. Nesbitt Realty can use that data to help you determine if a certain property in Fairfax County has what you need. By understanding both your needs and search area, they can also point out neighborhoods you don’t know much about but that might suit your needs better than you’d thought.

Expanded Search Power

Sometimes properties are available but not actively advertised. Nesbitt Realty can help you find opportunities in Fairfax County not listed on home search sites and can help you avoid out-of-date listings that might be showing up as available online but are no longer on the market.

There are many factors up for discussion in a deal. Nesbitt Realty will look at every angle from your perspective, including crafting a purchase agreement that allows enough time for you to complete inspections and investigations of the property in Fairfax County before you are bound to complete the purchase.

Up-To-Date Experience

Most people buy only a few homes in Fairfax County in their lifetime, usually with quite a few years in between each purchase. Even if you’ve done it before, laws and regulations change. Nesbitt Realty handles hundreds of transactions over the course of their career.

Your Rock During Emotional Moments

Your home in Fairfax County is so much more than four walls and a roof. And for most people, the property represents the biggest purchase they’ll ever make. Having a concerned, but objective third party like Nesbitt Realty helps you stay focused on the issues most important to you.

Costs of Owning Surprises Some Buyers

Julie Nesbitt
your Realtor Julie Nesbitt
A small survey of first-time home buyers found that more than half of the families were surprised at how expensive it was to own a home, even though 88 percent believed they had done a good estimate of the costs. The study for BBVA Compass, a lender based in Alabama, concluded that most lenders don’t warn buyers that there will be costs beyond principal, interest, taxes, and insurance. Among those costs are utilities. The U.S. Department of Energy reported that the typical family spends $1,900 a year – $158 per month – on things like heat, air conditioning and power. The National Association of Home Builders calculated that the typical buyer of a new home spends about $8,640 within the first 12 months for furnishings, appliances, and home repairs and fix-ups, while the typical buyer of a resale home spends $6,540. Many real estate owners also have to pay home owners association fees or condo fees.  Lawn care expenses will arise through the warmer months and in Virginia, leaf removal is also an expense to consider.  Finally all homes will require maintenance.

5 Costly Mistakes First-Time Buyers Make

first-time buyer
Nesbitt Realty helps first-time home-buyers realize their home-buying dreams.
Buying a first home can be a daunting experience. Here are five common and costly mistakes that novice home buyers make: 1. Ignore the costs of having a low credit score. Lower-score borrowers pay thousands of dollars in increased interest rates over the life of the loan. 2. Make purchases on credit before settlement.  Lenders continue to check credit scores right up until the time of closing. Too much shopping could cause the lender to take back the loan. 3. Scrimp on an inspection. Being surprised by the need for expensive repairs can be financially devastating. 4. Buy without contingencies. Buyers should give themselves an out if the inspection turns up problems or the bank raises the interest rates. 5. No money for insurance. Insurance can be surprisingly pricey. Buyers who don’t budget for it can face a nasty surprise. “Using a real estate agent is a very good idea,” says the U.S. Department of Housing and Urban Development (HUD). "All the details involved in home buying [and selling], particularly the financial ones, can be mind-boggling. A good professional can guide you through the entire process and make the experience much easier." Selecting the right professional is the key to a successful real estate transaction. Better than working with a simple real estate agent, you’ll want the services of a Realtor®.

What’s the Difference Between a Real Estate Agent and a Realtor?

More than two million people have earned real estate licenses but only a small percentage of these are Realtors in {Location_Name}. Realtors are members in good standing of the National Association of Realtors, their state association of Realtors and a local real estate board. Realtors are held to high standards of ethical behavior and must undergo continuing education annually to remain accredited. All agents of Nesbitt Realty are Realtors!

Why use a realtor?

Realtor pin

All real estate licensees are not the same. Only real estate licensees who are members of the NATIONAL ASSOCIATION OF REALTORS(r) are properly called REALTORS(r). They proudly display the REALTOR "(r)" logo on the business card or other marketing and sales literature. All agents and brokers at Condo Alexandria are Realtors. REALTORS(r) are committed to treat all parties to a transaction honestly. REALTORS(r) subscribe to a strict code of ethics and are expected to maintain a higher level of knowledge of the process of buying and selling real estate. An independent survey reports that 84% of home buyers would use the same REALTOR(r) again.

Real estate transactions involve one of the biggest financial investments most people experience in their lifetime. Transactions today usually exceed $100,000. If you had a $100,000 income tax problem, would you attempt to deal with it without the help of a CPA? If you had a $100,000 legal question, would you deal with it without the help of an attorney? Considering the small upside cost and the large downside risk, it would be foolish to consider a deal in real estate without the professional assistance of a REALTOR(r).

But if you're still not convinced of the value of a REALTOR(r), here are a dozen more reasons to use a Realtor from Condo Alexandria.

What is a “flash sale”?

Belle View condo
Belle View condos is one of many areas in Northern VA that are currently "hot".
Some housing markets are heating up so much that homes are selling in less than 24 hours—also known as a “flash sale.” I recently had a client that was caught in a torrent of flash sales. She put in offers on several homes that were sold in one day at prices that equaled or exceeded the list price.  Her purchase was a flash sale: she made an offer on the day that the property was listed.

Why buy a home in {Location_Name}?

As found in a Realtor.com® survey of more than 1,000 home shoppers, many young adults are being pushed towards owning a home due to the increasing rentals costs, with 23 percent of those between the ages of 18 and 34 citing rising rents as a trigger for purchasing a home. Realter.com®'s chief economist Danielle Hale explains that even in the current unique housing market with low inventory and high prices, most shoppers still want some classic features. Older home-buyers desire privacy and the ability to age comfortable while millennials emphasize family needs, stability, and personal expression.

Taxes Are Tricky for Second-Home Buyers

Purchasers of second homes should be aware that, according to the IRS, taxpayers who are married and filing jointly can’t deduct interest on more than a combined total of $1 million of “home acquisition debt” for a primary and a secondary residence.

Taxpayers also may deduct up to a combined total of $100,000 of home-equity debt on their first and second homes. After refinancing, a home owner can only deduct interest on the original amount of the loan at the time they refinanced, plus $100,000. Buyers and refinancers also can deduct loan fees – "points” – if the money was used to buy or improve their home. They can’t deduct them if they refinanced to lower the interest rate.
