What we seek in Rockingham County tenants

In Rockingham County, Nesbitt Realty prefers to deal with reasonable tenants. Here are some of the traits we seek out.

  1. A great renter pays the rent on time every time. This means paying on or before the first, rather than at 5 pm on the 5th.
  2. A good tenant is trustworthy. A reliable tenant does not sneak in a co-tenant or pet.
  3. A desirable renter is fussy about cleanliness. A good tenant does not bring pests like rodents and bugs.
  4. A good tenant does not overwork systems.
  5. A great tenant is courteous and pleasant to get along with. A reliable renter understands the difference between a property manager and a hotel concierge.
  6. An ideal renter doesn't annoy neighbors.
  7. A desirable renter reports problems when appropriate. Renters that don't report maintenance issues cost property owners money and cause issues for property managers.
  8. An ideal renter doesn't complain when it's not appropriate. This means that a desirable tenant doesn't ask to replace functioning systems. A good renter doesn't expect more than the lease provides. A desirable tenant doesn't complain that an appliance doesn't work when the tenant doesn't know how to operate the appliance.
  9. A desirable renter does not smoke in the home.
  10. A reliable tenant is looking for a lease that is as long as the property owner wants to rent the home.

So this is what we're looking for in a tenant, but how do we find tenants who live up to this ideal? Experience has taught us that bad tenants can appear as polite, nicely-dress, well educated people with great jobs. We have a nose for sniffing out troublesome renters.

 

Our Five Step Process

Fair Housing Laws and our conscience dictates that we do not judge people in Rockingham County based upon appearance.  Experience has taught us that appearances can be very decieving. We do however assess potential tenants based upon their reputation and their actions. If a applicant is difficult with our managers from the start, they will probably be trying as tenants. If a potential renter lies, we will expect them to be unreliable as a renter.  If a person has troubles producing money for background fees and the first month of rent, we will expect that same applicant will have troubles while they are in the rental.

But even when every statement initially is promising we still vet every person with a complete background check. Every person and occupant must provide a government-issue photo identification. From there, as property managers we start our vetting process.

After the background check is complete we make a recommendation to the real estate investor based upon our experience as property managers in Rockingham County and the information that we have verified.
