What we seek in Woodville renters

  2. A good tenant is honest. A great renter does not sneak in a co-renter or pet.
  3. A reliable renter is fussy about cleanliness. A desirable tenant does not bring pests such as rodents and bugs.
  4. A reliable tenant does not destroy the property or its systems.
  5. A reliable renter is courteous and nice to get along with. A good renter knows the difference between a property manager and a hotel concierge.
  6. A great tenant doesn't disturb neighbors.
  7. A great renter reports problems at appropriate times. tenants that don't report maintenance issues cost landlords money and cause problems for property managers.
  8. A trustworthy tenant doesn't gripe when it's not appropriate. This means that a great tenant doesn't ask to replace functioning systems. A good renter doesn't expect more than the lease provides. A trustworthy tenant doesn't complain that an appliance doesn't work when the tenant doesn't know how to operate the appliance.
  9. A trustworthy tenant does not smoke in the rental.
  10. A good tenant is looking for a lease that is as long as the real estate investor wants to rent the rental.

So this is what we're looking for in a renter, but how do we find renters who measure up to this standard? Experience has taught us that tardy renters can appear as polite, nicely-dress, well educated people with good jobs. We have a nose for sniffing out troublesome renters.

 

Our Five Step Process

Fair Housing Laws and our conscience dictates that we do not judge potential tenants in Woodville based upon appearance.  Experience has taught us that appearances can be very decieving. We do however judge people based upon their history and their actions. If a applicant is rude to our managers at the outset, they will probably be rude as tenants. If a n applicant is caught fabricating facts, we can expect them to be dishonest as a tenant.  If a n applicant has troubles producing fundsfor background fees and the first month of rent, we will expect that same applicant will have troubles while they are in the rental.

But even if every appearance initially is promising we still vet every applicant with a full background check. Every person and occupant must provide a government-issue photo identification. From there, as property managers we start our vetting process.
