- A reliable renter pays the rent on time every time. This means paying on or before the first, rather than at 5 pm on the 5th.
- A reliable renter is honest. A desirable tenant does not sneak in a co-tenant or pet.
- An ideal renter is neat. A great tenant does not bring pests like rodents and bugs.
- A great tenant does not damage the property or its systems.
- A desirable renter is courteous and pleasant to work with. A trustworthy renter knows the difference between a property manager and a hotel concierge.
- An ideal tenant doesn't disturb neighbors.
- An ideal tenant complains when appropriate. tenants that don't report maintenance issues cost landlords money and cause head-aches for property managers.
- An ideal renter doesn't gripe when it's not appropriate. This means that a desirable renter doesn't ask to upgrade functioning systems. A great renter doesn't expect more than the lease provides. A trustworthy tenant doesn't complain that an appliance doesn't work when the renter doesn't know how to operate the appliance.
- A desirable renter does not smoke in the rental.
- A reliable renter is looking for a rental term that is as long as the property owner wants to rent the rental.
So this is what we're looking for in a tenant, but how do we find renters who measure up to this standard? Experience has taught us that bad renters can appear as polite, nicely-dress, well educated people with good jobs. We have a knack for sniffing out unreasonable tenants.
Our Five Step Process
Fair Housing Laws and our conscience dictates that we do not judge applicants in Springfield based upon appearance. Experience has taught us that appearances can be very decieving. We do however assess potential tenants based upon their history and their actions. If a applicant is rude to our staff from the outset, they will probably be trying as tenants. If a n applicant is dishonest, we can expect them to be dishonest as a tenant. If a person has a problem scrounging up money for background fees and the first month of rent, we can expect that same potential tenant will have troubles while they are in the rental.
But even when every statement initially is good we still vet every applicant with a complete background check. Every potential renter and occupant must submit a government-issue photo identification. From there, as rental we start our vetting process.
