What we look for in Rosslyn tenants

- An ideal tenant does not break the property.
- A great renter is courteous and pleasant to get along with. A great tenant knows the difference between a property manager and a hotel concierge.
- A trustworthy renter doesn't bother neighbors.
- A trustworthy tenant reports problems at appropriate times. tenants that don't report maintenance issues cost landlords money and cause head-aches for property managers.
- A reliable renter doesn't gripe when it's not appropriate. This means that a trustworthy renter doesn't ask to upgrade functioning systems. A trustworthy renter doesn't expect more than the lease provides. A good tenant doesn't complain that an appliance doesn't work when the renter doesn't know how to operate the appliance.
- A trustworthy renter does not smoke in the home.
- A great renter is looking for a rental term that is as long as the landlord wants to rent the property.
So this is what we're looking for in a tenant, but how do we find tenants who measure up to this standard? Experience has taught us that difficult tenants can appear as polite, nicely-dress, well educated people with great jobs. We have a nose for sniffing out bad renters.
Our Five Step Process
Fair Housing Laws and our conscience dictates that we do not judge applicants in Rosslyn based upon appearance. Experience has taught us that appearances can be very decieving. We do however assess applicants based upon their history and their actions. If a applicant is rude to our managers at the start, they will probably be rude as tenants. If a person is dishonest, we will expect them to be dishonest as a renter. If a n applicant has difficulty scrounging up certified fundsfor background fees and the first month of rent, we will expect that same potential renter will have troubles while they are in the rental.
But even if every statement initially is good we still vet every potential tenant with a complete background check. Every potential renter and occupant must submit a government-issue photo identification. From there, as property managers we start our vetting process.
