Listed below you will find a complete list of each subdivision (or condo) with properties for sale in Shenandoah County. This list is compiled from active listings today. This list is recalculated often to make sure that we're providing timely data that you can count on. The tallies compiled below is taken directly from the MLS database, so there are a couple of quirks to be aware of.

You might find a subdivision listed multiple times.

You should know that the names of subdivisions (or condominium communities) compiled below were all entered into the MLS database by Realtors. Because humans entered the data, there may be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a property has sold when really the spelling on a listing was changed.

And, there may be some variances as to what exactly a particular community is called. If there is even one letter of difference between a couple of entries this will be counted as different communities. Hence, when you really need to get a clear count, you should look at all possible variations of the community's name. For example, Midtown condominiums in Alexandria are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a sign posted but the subdivision isn't found below."

Is there another name for this particular subdivision?
Of course, for the reason stated above, make sure you look for all possible variations of the spelling.
Is the listing for lease?
This list does not cover rentals. So, it's possible that the sign you saw was for a rental. In addition, this tally only includes active listings in Shenandoah County.
Is the listing under-contract?
An active listing is a property that is available and for sale. There are many listings which have a sign up that are not active. For example, sometimes a for sale is up because the property is coming soon. A listing that is in coming-soon status is not yet available and not yet for sale. Only agents can access to information about listings that are in coming-soon status. In addition, the MLS database does not permit us to count those listings in our list. If you want to know about coming-soon listings in a particular neighborhood, you'll have to get in touch with Nesbitt Realty directly.
Is the property sold?
In addition, from time to time that a listing is already under contract when you spot the for sale up. Under-contract signs don't go up the second a contract is signed. Also, it happens that the Realtor is a little tardy with putting up the under-contract signs. Because of these reasons, you may see a for sale sign posted when a property is not active.

The arrows at the header below are useful for arranging the neighborhoods. However, when you sort by number of active listings, just keep in mind the points above, because those tallies aren't always true. Of course, the data is still pretty accurate.
