Below you will see a accounting of each subdivision (or condo) with real estate on the market in Craig Addition. This list is compiled from listings currently available today. This list is refreshed often to make sure that Nesbitt Realty is providing timely information that you may count on. The data compiled below is taken directly from the Multiple Listing Service, so there are a couple of tips to keep in mind.
You may spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condos) compiled below were all entered into the MLS database by Realtors. Because humans entered the data, there will be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when really the listing was updated.
In addition, there may be some variation as to what exactly a specific community is named. If there is just one character of difference between two entries this will be listed as different communities. Hence, if you really want to get a tally, you should look at all possible variations of the community's name. For instance, Midtown condominiums in Alexandria are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't found below."
Is there another way to spell this specific neighborhood?
As might be expected, for the reason stated above, make sure you watch out for all typical variations of the name.
Is the property for lease?
This list does not cover rental properties. Therefore, it's possible that the sign you saw posted was for a rental property. And, this list
exclusively includes listings still for sale in Craig Addition.
Is the listing in coming-soon status?
An active listing is a property that is available and on the market. There are many listings that have a sign posted that are not
active.
For example, from time to time a for sale is up because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents can access to information about listings that are coming-soon. In addition, the Multiple Listing Service does not permit Nesbitt Realty to count those listings in our list. If you want to know about coming-soon real estate in a specific subdivision, you'll have to talk to us directly.
Is the listing under-contract?
Not to mention, from time to time that a listing is already sold or
under contract when you see the for sale posted. Under-contract signs don't go up immediately. In addition, sometimes that the listing agent is a little tardy with putting up the under-contract riders. Because of these reasons, it's possible to see a for sale sign posted when a property is not available.
Do you want timely notices about listings from a particular subdivision?
If you want to be notified when a property is available in a specific subdivision, just let us know. In addition, your agent can also give you specific information on a specific property if you contact Nesbitt Realty directly. We have a Realtor that can quickly find the information you want.
You can arrange the communities by count or alphabetically.
The arrows at the header below are useful for organizing the communities. Conversely, when you arrange by number of active listings, just keep in mind the tips above, because the number isn't 100% accurate. Nevertheless, the data is still pretty accurate.
