You might find a subdivision listed multiple times.

Firstly that the names of subdivisions (or condominium communities) listed below were all put into the Multiple Listing Service by listing agents. Because humans entered the data, there can be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a property has sold when actually the listing was updated.

Also, there may be some variances as to what exactly a specific subdivision is called. If there is just one character of difference between two entries this will be listed as different communities. Thus, when you really want to get a picture, you should consider all possible variations of the subdivision's name. Case in point, Midtown condominiums in Huntington are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign posted but the subdivision isn't found below."

Is there another name for this particular neighborhood?
Of course, for the reason stated above, make sure you double-check all typical variations of the spelling.
Is the listing for rent?
This list does not include rentals. Therefore, it's possible that the sign you saw was for a rental property. And, this tally exclusively covers listings still for sale in Lebanon Church.
Is the property not yet active?
An active listing is a property that is available and on the market. There are some properties which have a sign posted that are not active. By way of illustration, from time to time a sign is up because the property is coming soon. A property that is in coming-soon status is not yet available and not yet on the market. Only agents have access to information about properties that are in coming-soon status. Furthermore, the Multiple Listing Service does not permit Nesbitt Realty to count those listings in our tally. Not to mention, from time to time that the listing agent is a less than prompt with putting up the under-contract signs. Because of these reasons, you might see a for sale sign posted when a listing is not active.
