Are you looking for real estate in a specific community?
You may spot a subdivision listed more than once. You should know that the names of subdivisions (or condominium communities) collected below were all typed into the MLS database by Realtors. Because humans entered the data, there may be typographical errors. Later, those spelling errors can be corrected and that correction makes it appear that a property has sold when actually the error was corrected.
Furthermore, there may be some variances as to what exactly a specific community is named. If there is even one letter of difference between a couple of entries this will be counted as different communities. Hence, when you really need to get a clear picture, you should consider all the variations of the subdivision's name. For example, Midtown condominiums near the Huntington Metro are by some people known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't listed below."
Is there another way to spell this particular subdivision? As a matter of course, for the reason stated above, try to you look for all typical variations of the name.
Is the property for rent? This tally does not include rentals. Therefore, it may be that the sign you saw was for a rental property. In addition, this tally exclusively includes active listings in Fort Valley.
Is the property not yet active? An active listing is a property that is available and for sale. There are many properties that have a sign up that are not active. For example, sometimes a sign is up because the property is coming soon. A property that is in coming-soon status is not yet available and not yet on the market. Only agents can access to information about properties that are coming-soon. In addition, the Multiple Listing Service does not permit Nesbitt Realty to list those properties in our count. If you want to know about coming-soon real estate in a particular community, you'll have to email Nesbitt Realty directly.
Is the property sold? Not to mention, from time to time that a listing is already sold when you spot the sign up. Sold signs don't go up the second a contract is signed. Furthermore, it happens that the Realtor is a less than prompt with putting up the under-contract riders. For these reasons, you might see a for sale sign up when a property is not available.
