Are you trying to find listings in a particular neighborhood?

Below you will see a accounting of every subdivision (or condominium) with listings in Broadway. The list below is compiled from listings currently available today. This list is refreshed often to make sure that Nesbitt Realty is supplying fresh tallies that you can count on. The tallies listed below is pulled directly from the Multiple Listing Service, so there are a couple of quirks to keep in mind.

You might spot a subdivision listed multiple times.

You should know that the names of subdivisions (or condominium communities) found below were all entered into the Multiple Listing Service by listing agents. Because humans entered the data, there can be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a property has sold when actually the error was corrected.

And, there may be some variation as to what exactly a particular community is named. If there is even one letter of difference between a couple of entries this will be tallied separately. Hence, if you really need to get a tally, you should consider all the variations of the subdivision's name. For instance, Midtown condominiums in Fairfax County are by some people known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign up but the subdivision isn't found below."

Is there another way to spell this specific neighborhood?
As a matter of course, for the reason stated above, make sure you watch out for all typical variations of the name.
Is the property for rent?
This list does not include rentals. So, it's possible that the sign you saw posted was for a rental. And, this tally only covers listings on the market in Broadway.
Is the property under-contract?
An active listing is a property that is available and for sale. There are many properties that have a sign posted that are not active. For instance, sometimes a for sale is posted because the property is coming soon. A listing that is in coming-soon status is not yet available and not yet on the market. Only agents have access to information about listings that are coming-soon. Furthermore, the Multiple Listing Service does not allow us to include those listings in our count. If you want to know about coming-soon homes in a particular subdivision, you'll have to reach out to us directly.
Is the listing under-contract?
In addition, from time to time that a listing is already under contract when you see the sign up. Sold notices don't go up the moment a property settles. Not to mention, from time to time that the Realtor is a little tardy with putting up the under-contract riders. For these reasons, it's possible to see a for sale sign posted when a property is not active.
