Because humans entered the data, there may be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a listing has moved from one subdivision to another when really the listing was updated.

In addition, there may be some disagreement as to what exactly a specific neighborhood is named. If there is just one character of difference between two entries this will be tallied as different communities. Thus, when you really want to get a picture, you have to consider all the variations of the community's name. For instance, Midtown condominiums in Alexandria are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there another way to spell this particular neighborhood?

Of course, for the reason stated above, make sure you double-check all possible variations of the name.

Is the listing for lease?

This tally does not include rental properties. Hence, it may be that the sign you saw was for a rental. Furthermore, this tally exclusively covers listings on the market in Basye.

Is the listing coming soon?

An active listing is a property that is available and on the market. There are some listings that have a sign up that are not active. For example, from time to time a for sale is posted because the property is coming soon. A property that is in coming-soon status is not yet available and not yet for sale. Only agents have access to information about properties that are in coming-soon status. Also, the MLS database does not allow us to count those listings in our tally. And, from time to time that the listing agent is a little tardy with putting up the under-contract signs. Because of these reasons, you might see a sign up when a listing is not available.
