Are you trying to find real estate in a specific subdivision?

Below you will find a list of each subdivision (or condominium) with properties for sale in Port Republic. This list is compiled from listings currently available today. The list below is refreshed often to make sure that Nesbitt Realty is supplying timely information which you can depend on. The data compiled below is pulled directly from the Multiple Listing Service, so there are some tips to be aware of.

You might find a subdivision listed multiple times.

Firstly that the names of subdivisions (or condominium communities) listed below were all typed into the MLS database by listing agents. Because humans entered the data, there can be typographical errors. Later, those spelling errors can be corrected and that correction makes it appear that a listing has moved from one subdivision to another when in reality the listing was updated.

And, there may be some dispute as to what exactly a particular subdivision is called. If there is even one letter of difference between a couple of entries this will be counted separately. Thus, when you really want to get a tally, you have to look at all possible variations of the subdivision's name. For example, Midtown condominiums near the Huntington Metro are sometimes known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a sign posted but the subdivision isn't listed below."

Is there a different name for this particular community?
Definitely, for the reason stated above, try to you watch out for all possible variations of the name.
Is the listing for lease?
This list does not cover rentals. Therefore, it may be that the sign you saw posted was for a rental. Not to mention, this tally exclusively includes listings on the market in Port Republic.
Is the listing under-contract?
An active listing is a property that is available and on the market. There are many properties that have a sign posted that are not active. For instance, from time to time a for sale is up because the property is coming soon. A listing that is coming-soon is not yet available and not yet for sale. Only agents have access to information about listings that are coming-soon. Also, the MLS database does not permit us to count those properties in our tally. If you want to know about coming-soon homes in a specific subdivision, you'll have to contact us directly.
Is the listing sold?
And, sometimes that a listing is already sold or under contract when you see the for sale posted. Sold riders aren't posted instantly. Furthermore, from time to time that the listing agent is a less than prompt with putting up the under-contract riders. Because of these reasons, it's possible to see a for sale sign posted when a listing is not available.
