Below you will find a list of every subdivision (or condo) with real estate on the market in Rockingham County. The list below is compiled from active listings today. This list is revised every few minutes to ensure that Nesbitt Realty is supplying accurate data that you can depend on. The data compiled below is taken directly from the Multiple Listing Service, so there are a couple of tips to be aware of.

You might spot a subdivision listed multiple times.

Firstly that the names of subdivisions (or condominiums) listed below were all put into the Multiple Listing Service by listing agents. Because humans entered the data, there can be spelling errors. Later, those spelling errors can be corrected and that correction makes it seem like a property has been listed when actually the error was corrected.

Also, there may be some dispute as to what exactly a particular neighborhood is named. If there is just one character of difference between a couple of entries this will be tallied as different communities. Hence, when you really want to get a tally, you have to consider all the variations of the subdivision's name. For example, Midtown condominiums near the Huntington Metro are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a sign up but the subdivision isn't listed below."

Is there a different way to spell this specific community?

As a matter of course, for the reason stated above, make sure you double-check all possible variations of the spelling.

Is the property for rent?

This tally does not cover rentals. Therefore, it's possible that the sign you saw posted was for a rental. Not to mention, this tally only covers active listings in Rockingham County.

Is the listing under-contract?

An active listing is a property that is available and on the market. There are some listings that have a sign up that are not active. For instance, from time to time a sign is posted because the property is coming soon. A listing that is coming-soon is not yet available and not yet for sale. Only agents have access to information about properties that are in coming-soon status. In addition, the MLS database does not permit us to include those properties in our list. Is the listing sold?

Not to mention, it happens that a listing is already under contract when you spot the sign posted. Sold riders don't go up the second a contract is signed. Also, from time to time that the Realtor is a little tardy with putting up the under-contract signs. Because of these reasons, you may see a sign up when a property is not available.
