The list below is recalculated every 15 minutes or so to make sure that we're supplying timely information which you may depend on. The tallies collected below is pulled directly from the MLS database, so there are a few tips to keep in mind.
You may find a subdivision listed more than once.
You should know that the names of subdivisions (or condos) listed below were all entered into the Multiple Listing Service by listing agents. Because humans entered the data, there may be spelling errors. Later, those typographical errors can be corrected and that correction makes it seem like a listing has moved from one subdivision to another when in reality the listing was updated.
In addition, there may be some variation as to what exactly a particular community is named. If there is just one character of difference between two entries this will be tallied as different communities. So, if you really want to get an accurate tally, you should consider all the variations of the subdivision's name. By way of illustration, Midtown condominiums in Alexandria are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there a different way to spell this specific neighborhood?
Naturally, for the reason stated above, try to you double-check all possible variations of the spelling.
Is the listing for rent?
This list does not cover rentals. Hence, it's possible that the sign you saw was for a rental property. And, this tally exclusively
includes listings still for sale in Rockingham County.
Is the property not yet active?
An active listing is a property that is available and on the market. There are many properties which have a sign posted that are not active
For example, from time to time a sign is up because the property is coming soon
. A property that is coming-soon is not yet
available and not yet for sale. Only agents can access to information about properties that are coming-soon. And, the Multiple Listing Service does not permit us to include those properties in our count. Is the listing sold?
Furthermore, it happens that a listing is already sold or under contract
when you spot the for sale posted. Sold riders don't go up immediately. In addition, from time to time that the listing agent is a little tardy with putting up the under-contract signs. Because of these reasons, it's possible to see a sign up when a property is not active.
