You should know that the names of subdivisions (or condos) collected below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there will be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a listing has sold when in reality the spelling on a listing was changed.
Furthermore, there may be some disagreement as to what exactly a particular community is called. If there is even one letter of difference between two entries this will be counted as different communities. So, if you really need to get a tally, you have to consider all possible variations of the community's name. For example, Midtown condominiums in Huntington are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't found below."
Is there a different way to spell this specific community?
As a matter of course, for the reason stated above, make sure you double-check all possible variations of the name.
Is the listing for lease?
This list does not include rental properties. Hence, it's possible that the sign you saw was for a rental. Furthermore, this list
exclusively includes listings still for sale in Mt Crawford.
Is the listing in coming-soon status?
An active listing is a property that is available and for sale. There are some listings which have a sign posted that are not
active.
For example, from time to time a for sale is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about listings that are coming-soon. Furthermore, the Multiple Listing Service does not allow us to include those properties in our count. If you want to know about coming-soon homes in a specific community, you'll have to contact Nesbitt Realty directly.
Is the property sold?
In addition, from time to time that a listing is already
under contract when you see the sign up. Sold riders don't go up the second a contract is signed. Furthermore, sometimes that the Realtor is a less than prompt with putting up the under-contract signs. For these reasons, it's possible to see a for sale sign posted when a property is not available.
