You might spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condos) compiled below were all entered into the MLS database by listing agents. Because humans entered the data, there will be spelling errors. Later, those typographical errors can be corrected and that correction makes it seem like a listing has moved from one subdivision to another when actually the error was corrected.
And, there may be some disagreement as to what exactly a specific neighborhood is called. If there is just one letter of difference between two entries this will be counted separately. So, if you really want to get a count, you have to look at all possible variations of the subdivision's name. For instance, Midtown condominiums in Fairfax County are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the subdivision isn't listed below."
Is there a different way to spell this particular subdivision?
As might be expected, for the reason stated above, try to you look for all possible variations of the name.
Is the property for lease?
This tally does not include rentals. Therefore, it may be that the sign you saw was for a rental. Furthermore, this tally
only includes listings on the market in Mt Crawford.
Is the property in coming-soon status?
An active listing is a property that is available and on the market. There are some listings that have a sign posted that are not
active.
Case in point, from time to time a for sale is up because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents can access to information about listings that are in coming-soon status. Not to mention, the Multiple Listing Service does not permit us to list those properties in our list. Is the property under-contract?
Also, sometimes that a listing is already sold or
under contract when you spot the for sale up. Sold notices aren't posted the second a contract is signed. In addition, it happens that the Realtor is a little tardy with putting up the under-contract signs. Because of these reasons, it's possible to see a for sale sign up when a listing is not active.
