This list is updated often to ensure that Nesbitt Realty is providing timely data which you may rely on. The tallies collected below is taken directly from the MLS database, so there are a couple of tips to be aware of.
You may spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condominiums) collected below were all put into the MLS database by Realtors. Because humans entered the data, there can be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a listing has moved from one subdivision to another when actually the error was corrected.
Furthermore, there may be some variation as to what exactly a specific neighborhood is named. If there is even one letter of difference between two entries this will be counted as different communities. Hence, if you really want to get a picture, you should look at all the variations of the subdivision's name. Case in point, Midtown condominiums in Fairfax County are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there a different name for this specific neighborhood?
Of course, for the reason stated above, try to you watch out for all possible variations of the spelling.
Is the property for rent?
This list does not include rental properties. Hence, it's possible that the sign you saw was for a rental property. And, this tally only
includes active listings in Grottoes.
Is the property in coming-soon status?
An active listing is a property that is available and on the market. There are many properties that have a sign up that are not active
For instance, sometimes a for sale is up because the property is coming soon
. A property that is coming-soon is not yet
available and not yet for sale. Only agents have access to information about properties that are coming-soon. And, the MLS database does not allow Nesbitt Realty to count those properties in our count. Is the listing sold?
In addition, from time to time that a listing is already sold or under contract
when you see the for sale posted. Sold signs aren't posted the second a contract is signed. Furthermore, it happens that the listing agent is a less than prompt with putting up the under-contract riders. For these reasons, you may see a for sale sign up when a property is not available.
