This list is updated every few minutes to ensure that Nesbitt Realty is providing fresh tallies which you may count on. The tallies found below is taken directly from the Multiple Listing Service, so there are a few tips to be aware of.

You might find a subdivision listed more than once.

Firstly that the names of subdivisions (or condominiums) collected below were all entered into the MLS database by Realtors. Because humans entered the data, there will be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a listing has sold when really the listing was updated.

Furthermore, there may be some diffence of opinion as to what exactly a specific community is called. If there is just one character of difference between a couple of entries this will be listed as different communities. Thus, if you really need to get a picture, you should look at all the variations of the subdivision's name. For example, Midtown condominiums in Fairfax County are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a sign posted but the community isn't listed below."

Is there a different name for this specific subdivision?
Definitely, for the reason stated above, try to you look for all typical variations of the spelling.
Is the property for rent?
This tally does not cover rentals. So, it may be that the sign you saw posted was for a rental. Also, this list exclusively covers listings on the market in Elkton.
Is the listing in coming-soon status?
An active listing is a property that is available and for sale. There are quite a few properties which have a sign up that are not active. Case in point, sometimes a for sale is up because the property is coming soon. A property that is coming-soon is not yet available and not yet for sale. Only agents have access to information about listings that are in coming-soon status. Not to mention, the MLS database does not allow Nesbitt Realty to include those listings in our list. If you want to know about coming-soon homes in a specific subdivision, you'll have to reach out to Nesbitt Realty directly.
Is the listing under-contract?
And, sometimes that a listing is already under contract when you see the for sale posted. Under-contract notices aren't posted the second a contract is signed. Also, it happens that the Realtor is a less than prompt with putting up the under-contract riders. Because of these reasons, it's possible to see a sign posted when a property is not available.
