You might find a subdivision listed more than once.Firstly that the names of subdivisions (or condos) compiled below were all typed into the MLS database by Realtors. Because humans entered the data, there may be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a property has moved from one subdivision to another when actually the listing was updated.
Furthermore, there may be some variances as to what exactly a specific neighborhood is called. If there is even one character of difference between a couple of entries this will be tallied as different communities. Hence, if you really want to get a picture, you have to consider all the variations of the subdivision's name. By way of illustration, Midtown condominiums in Huntington are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't listed below."
Is there another way to spell this particular neighborhood?As might be expected, for the reason stated above, try to you double-check all typical variations of the name.
Is the listing for lease?This list does not include rentals. So, it's possible that the sign you saw was for a rental. And, this tally only includes listings still for sale in Bridgewater.
Is the property under-contract?An active listing is a property that is available and on the market. There are quite a few properties which have a sign up that are not active. For example, from time to time a sign is posted because the property is coming soon. A listing that is coming-soon is not yet available and not yet for sale. Is the property sold?And, from time to time that a listing is already under contract when you see the for sale posted. Sold or under-contract notices don't go up instantly. Not to mention, sometimes that the Realtor is a less than prompt with putting up the under-contract riders. Because of these reasons, it's possible to see a for sale sign posted when a property is not available.
