Are you trying to find listings in a specific community?

Below you will see a accounting of every subdivision (or condo) with listings in Bridgewater. The list below is compiled from listings currently available today. The list below is updated often to ensure that Nesbitt Realty is providing accurate tallies that you may depend on. The data collected below is pulled directly from the MLS database, so there are a few quirks to be aware of.

You may spot a subdivision listed multiple times.

You should know that the names of subdivisions (or condominiums) found below were all typed into the Multiple Listing Service by Realtors. Because humans entered the data, there will be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a property has been listed when in reality the listing was updated.

Not to mention, there may be some variation as to what exactly a particular subdivision is named. If there is just one character of difference between a couple of entries this will be counted separately. So, if you really want to get a picture, you have to look at all possible variations of the community's name. For example, Midtown condominiums in Fairfax County are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign posted but the community isn't listed below."

Is there another way to spell this specific subdivision?
Of course, for the reason stated above, try to you watch out for all typical variations of the spelling.
Is the listing for lease?
This tally does not cover rentals. Therefore, it may be that the sign you saw was for a rental. Also, this tally only covers listings on the market in Bridgewater.
Is the property in coming-soon status?
An active listing is a property that is available and on the market. There are quite a few listings which have a sign up that are not active. For instance, sometimes a sign is posted because the property is coming soon. A listing that is coming-soon is not yet available and not yet for sale. Only agents can access to information about properties that are coming-soon. Furthermore, the Multiple Listing Service does not permit us to count those listings in our list. If you want to know about coming-soon homes in a specific subdivision, you'll have to reach out to us directly.
Is the property under-contract?
Also, it happens that a listing is already under contract when you spot the sign posted. Under-contract riders aren't posted immediately. Not to mention, from time to time that the listing agent is a less than prompt with putting up the under-contract signs. Because of these reasons, you may see a for sale sign posted when a property is not available.

Do you need prompt notices about listings from a specific subdivision?

You can sort the list by count or alphabetically.

The arrows at the header below are useful for sorting the list. Still, when you sort by listing count, just remember the tips above, because those tallies aren't always true. Of course, the list is still pretty accurate.
