Below you will find a list of each and every subdivision (or condominium) with listings in Rappahannock County. This list is compiled from active listings today. This list is refreshed throughout the day (and night) to ensure that we're providing accurate information which you can depend on. The tallies listed below is taken directly from the MLS database, so there are a couple of tips to be aware of.

You may spot a subdivision listed multiple times.

You should know that the names of subdivisions (or condominium communities) compiled below were all entered into the MLS database by Realtors. Because humans entered the data, there will be spelling errors. Later, those typographical errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when actually the listing was updated.

In addition, there may be some disagreement as to what exactly a specific subdivision is named. If there is even one character of difference between a couple of entries this will be tallied as different communities. Hence, if you really need to get a count, you should consider all the variations of the subdivision's name. For instance, Midtown condominiums near the Huntington Metro are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign up but the community isn't found below."

Is there a different way to spell this specific neighborhood?
Of course, for the reason stated above, make sure you double-check all typical variations of the name.
Is the listing for rent?
This tally does not include rental properties. Hence, it may be that the sign you saw posted was for a rental. And, this tally exclusively includes active listings in Rappahannock County.
Is the listing under-contract?
An active listing is a property that is available and on the market. There are some properties that have a sign up that are not active. For example, sometimes a sign is posted because the property is coming soon. A property that is coming-soon is not yet available and not yet for sale. Only agents can access to information about properties that are coming-soon. Not to mention, the MLS database does not allow Nesbitt Realty to count those properties in our tally. If you want to know about coming-soon real estate in a particular neighborhood, you'll have to email Nesbitt Realty directly.
Is the listing sold?
And, from time to time that a listing is already under contract when you spot the sign posted. Under-contract notices aren't posted the second a contract is signed. In addition, from time to time that the listing agent is a little tardy with putting up the under-contract riders. For these reasons, you might see a for sale sign up when a listing is not active.
