The tallies listed below is pulled directly from the Multiple Listing Service, so there are some tips to keep in mind.

You may find a subdivision listed multiple times.

Firstly that the names of subdivisions (or condominium communities) listed below were all typed into the Multiple Listing Service by Realtors. Because humans entered the data, there will be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a property has been listed when actually the spelling on a listing was changed.

In addition, there may be some variation as to what exactly a particular subdivision is named. If there is even one character of difference between a couple of entries this will be listed separately. Thus, when you really need to get a picture, you have to consider all possible variations of the subdivision's name. For example, Midtown condominiums near the Huntington Metro are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Of course, for the reason stated above, make sure you double-check all possible variations of the spelling.
Is the property for rent?
This tally does not include rental properties. Hence, it's possible that the sign you saw posted was for a rental property. Also, this list only includes listings on the market in Rappahannock County.
Is the property in coming-soon status?
An active listing is a property that is available and on the market. There are quite a few properties that have a sign up that are not active. For instance, from time to time a sign is up because the property is coming soon. A property that is coming-soon is not yet available and not yet for sale. Only agents have access to information about properties that are in coming-soon status. Also, the MLS database does not allow Nesbitt Realty to list those listings in our tally. If you want to know about coming-soon homes in a particular subdivision, you'll have to contact Nesbitt Realty directly.
Is the property under-contract?
Also, sometimes that a listing is already under contract when you see the sign up. Sold or under-contract signs aren't posted the moment a property settles. Not to mention, sometimes that the listing agent is a little tardy with putting up the under-contract signs. Because of these reasons, you might see a sign posted when a property is not available.
