Listed below you will find a list of each and every subdivision (or condo) with listings in Rappahannock County. This list is compiled from active listings today. This list is revised throughout the day (and night) to make sure that we're providing accurate information that you can depend on. The data compiled below is pulled directly from the Multiple Listing Service, so there are a couple of quirks to be aware of.

You might find a subdivision listed more than once.

Firstly that the names of subdivisions (or condominium communities) collected below were all entered into the MLS database by listing agents. Because humans entered the data, there may be spelling errors. Later, those typographical errors can be corrected and that correction makes it appear that a listing has moved from one subdivision to another when really the listing was updated.

Also, there may be some dispute as to what exactly a particular neighborhood is named. If there is even one letter of difference between two entries this will be counted separately. Hence, if you really need to get a tally, you should consider all the variations of the community's name. For example, Midtown condominiums in Fairfax County are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a sign posted but the subdivision isn't listed below."

Is there a different way to spell this specific subdivision?
Of course, for the reason stated above, make sure you watch out for all possible variations of the name.
Is the property for lease?
This tally does not include rentals. So, it may be that the sign you saw posted was for a rental. In addition, this tally only includes listings on the market in Rappahannock County.
Is the listing in coming-soon status?
An active listing is a property that is available and on the market. There are many listings that have a sign up that are not active. Case in point, sometimes a sign is posted because the property is coming soon. A listing that is coming-soon is not yet available and not yet for sale. Only agents have access to information about listings that are coming-soon. Furthermore, the MLS database does not allow Nesbitt Realty to count those properties in our count. If you want to know about coming-soon listings in a specific subdivision, you'll have to reach out to Nesbitt Realty directly.
Is the listing sold?
Also, from time to time that a listing is already under contract when you spot the for sale up. Under-contract riders aren't posted instantly. Not to mention, sometimes that the Realtor is a little tardy with putting up the under-contract riders. Because of these reasons, it's possible to see a sign posted when a property is not active.
