Are you looking for homes in a particular community?

Below you will find a accounting of every subdivision (or condominium) with properties for sale in Boston. The list below is compiled from listings currently available today. The list below is updated often to ensure that we're supplying timely information that you can rely on. The information compiled below is taken directly from the Multiple Listing Service, so there are a couple of tips to be aware of.

You might spot a subdivision listed multiple times.

Firstly that the names of subdivisions (or condominiums) listed below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there may be typographical errors. Later, those spelling errors can be corrected and that correction makes it appear that a property has moved from one subdivision to another when in reality the spelling on a listing was changed.

Furthermore, there may be some dispute as to what exactly a particular subdivision is called. If there is even one character of difference between two entries this will be counted as different communities. Thus, when you really want to get a count, you should look at all the variations of the subdivision's name. For example, Midtown condominiums near the Huntington Metro are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign up but the subdivision isn't found below."

Is there a different way to spell this particular community?
As might be expected, for the reason stated above, make sure you double-check all typical variations of the spelling.
Is the property for lease?
This list does not include rental properties. Hence, it may be that the sign you saw was for a rental. In addition, this tally only covers active listings in Boston.
Is the listing coming soon?
An active listing is a property that is available and for sale. There are quite a few listings that have a sign posted that are not active. For example, from time to time a sign is posted because the property is coming soon. A property that is coming-soon is not yet available and not yet on the market. Only agents can access to information about properties that are coming-soon. Not to mention, the Multiple Listing Service does not permit Nesbitt Realty to count those listings in our count. If you want to know about coming-soon real estate in a particular subdivision, you'll have to reach out to Nesbitt Realty directly.
Is the property under-contract?
And, it happens that a listing is already sold or under contract when you see the sign up. Sold or under-contract riders aren't posted immediately. Furthermore, it happens that the listing agent is a less than prompt with putting up the under-contract riders. Because of these reasons, you may see a for sale sign up when a property is not active.

The arrows at the header below are useful for arranging the communities. But, when you sort by number of active listings, just keep in mind the points above, because the number isn't 100% true. Nevertheless, the data is still useful.
