Are you seeking real estate in a particular neighborhood?

Below you will see a list of each subdivision (or condominium) with real estate on the market in Occoquan. The list below is compiled from active listings today. The list below is refreshed often to ensure that we're providing fresh tallies that you can depend on. The data compiled below is pulled directly from the Multiple Listing Service, so there are a few tips to keep in mind.

You might find a subdivision listed more than once.

Firstly that the names of subdivisions (or condominiums) compiled below were all entered into the MLS database by listing agents. Because humans entered the data, there will be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a listing has moved from one subdivision to another when actually the spelling on a listing was changed.

Not to mention, there may be some variances as to what exactly a particular community is named. If there is even one letter of difference between two entries this will be listed separately. So, if you really want to get a tally, you have to look at all the variations of the subdivision's name. For example, Midtown condominiums near the Huntington Metro are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a sign posted but the subdivision isn't listed below."

Is there a different name for this specific neighborhood?
Certainly, for the reason stated above, make sure you watch out for all typical variations of the name.
Is the property for lease?
This list does not cover rentals. Therefore, it may be that the sign you saw was for a rental property. And, this list only includes listings still for sale in Occoquan.
Is the listing under-contract?
An active listing is a property that is available and on the market. There are quite a few properties which have a sign posted that are not active. Case in point, from time to time a for sale is posted because the property is coming soon. A property that is in coming-soon status is not yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. In addition, the MLS database does not allow us to list those properties in our count. If you want to know about coming-soon listings in a particular neighborhood, you'll have to email Nesbitt Realty directly.
Is the listing sold?
Furthermore, sometimes that a listing is already sold or under contract when you spot the for sale up. Under-contract riders aren't posted instantly. In addition, sometimes that the listing agent is a less than prompt with putting up the under-contract signs. For these reasons, you may see a for sale sign up when a listing is not available.

Do you need regular notices about listings from a particular community?

If you would like to be notified when a property is active in a specific neighborhood, just let us know. Not to mention, Nesbitt Realty can also give you specific information on a particular listing if you contact Nesbitt Realty directly. You can arrange the list by number or alphabetically.

The arrows at the header below are useful for sorting the neighborhoods. But, when you arrange by listing count, just remember the points above, because those tallies aren't 100% true. Still, the list is still pretty accurate.
