This list is refreshed every 15 minutes or so to ensure that we're providing fresh tallies which you may count on. The tallies listed below is pulled directly from the Multiple Listing Service, so there are a couple of tips to keep in mind.

You may find a subdivision listed more than once.

You should know that the names of subdivisions (or condominiums) collected below were all typed into the MLS database by Realtors. Because humans entered the data, there can be spelling errors. Later, those spelling errors can be corrected and that correction makes it appear that a listing has sold when actually the listing was updated.

In addition, there may be some disagreement as to what exactly a particular subdivision is named. If there is even one character of difference between two entries this will be listed as different communities. Hence, when you really need to get a count, you have to look at all the variations of the community's name. For instance, Midtown condominiums in Fairfax County are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there a different name for this specific neighborhood?

Yes, for the reason stated above, make sure you double-check all typical variations of the spelling.

Is the property for lease?

This tally does not cover rentals. So, it may be that the sign you saw posted was for a rental property. Also, this tally only covers listings still for sale in Triangle.

Is the listing not yet active?

An active listing is a property that is available and on the market. There are many properties which have a sign posted that are not active. For example, from time to time a sign is posted because the property is coming soon. A property that is coming-soon is not yet available and not yet for sale. Only agents can access to information about listings that are in coming-soon status. In addition, the Multiple Listing Service does not permit Nesbitt Realty to include those properties in our list. If you want to know about coming-soon homes in a particular neighborhood, you'll have to reach out to us directly.

Is the property sold?

And, it happens that a listing is already sold or under contract when you spot the for sale up. Under-contract signs aren't posted the moment a property settles. Also, from time to time that the listing agent is a little tardy with putting up the under-contract riders. Because of these reasons, you may see a sign up when a property is not available.
