Are you trying to find listings in a specific community?

Listed below you will find a accounting of every subdivision (or condo) with properties for sale in Montclair. This list is compiled from listings currently available today. The list below is recalculated often to make sure that we're supplying timely data which you can count on. The data found below is pulled directly from the MLS database, so there are a few tips to keep in mind.

You may spot a subdivision listed multiple times.

You should know that the names of subdivisions (or condominiums) found below were all entered into the Multiple Listing Service by Realtors. Because humans entered the data, there will be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a property has moved from one subdivision to another when in reality the listing was updated.

Furthermore, there may be some variation as to what exactly a specific subdivision is named. If there is even one character of difference between a couple of entries this will be listed separately. Hence, if you really want to get a tally, you have to consider all possible variations of the subdivision's name. For instance, Midtown condominiums in Huntington are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there another name for this specific neighborhood?
As a matter of course, for the reason stated above, make sure you double-check all possible variations of the name.
Is the listing for lease?
This list does not cover rentals. Hence, it may be that the sign you saw posted was for a rental. Not to mention, this list only covers active listings in Montclair.
Is the listing in coming-soon status?
An active listing is a property that is available and for sale. There are some listings which have a sign posted that are not active. For example, sometimes a for sale is posted because the property is coming soon. A listing that is in coming-soon status is not yet available and not yet on the market. Only agents can access to information about properties that are coming-soon. Not to mention, the MLS database does not allow us to include those properties in our count. If you want to know about coming-soon listings in a specific subdivision, you'll have to email us directly.
Is the property sold?
In addition, it happens that a listing is already sold or under contract when you see the sign up. Under-contract signs aren't posted instantly. And, from time to time that the Realtor is a little tardy with putting up the under-contract riders. Because of these reasons, you might see a for sale sign posted when a listing is not active.
