The information compiled below is taken directly from the Multiple Listing Service, so there are a few tips to keep in mind.
You might find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominium communities) collected below were all put into the Multiple Listing Service by listing agents. Because humans entered the data, there can be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a property has moved from one subdivision to another when actually the spelling on a listing was changed.
Not to mention, there may be some disagreement as to what exactly a particular community is called. If there is even one character of difference between a couple of entries this will be listed separately. Thus, if you really want to get an accurate tally, you should look at all possible variations of the community's name. For instance, Midtown condominiums in Alexandria are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there another name for this specific subdivision?
Naturally, for the reason stated above, make sure you double-check all typical variations of the name.
Is the listing for lease?
This list does not cover rental properties. So, it may be that the sign you saw posted was for a rental. Not to mention, this tally only
covers listings still for sale in Broad Run.
Is the listing not yet active?
An active listing is a property that is available and for sale. There are many properties which have a sign up that are not active
Case in point, sometimes a sign is posted because the property is coming soon
. A listing that is coming-soon is not yet
available and not yet for sale. Only agents can access to information about listings that are coming-soon. In addition, the Multiple Listing Service does not allow us to include those properties in our count. If you want to know about coming-soon real estate in a specific subdivision, you'll have to email us directly.
Is the listing sold?
Also, from time to time that a listing is already under contract
when you see the sign posted. Under-contract signs aren't posted the moment a property settles. Not to mention, it happens that the Realtor is a less than prompt with putting up the under-contract signs. For these reasons, you might see a for sale sign posted when a listing is not available.
