Are you trying to find homes in a specific community?

Below you will find a accounting of each subdivision (or condo) with real estate on the market in Broad Run. The list below is compiled from listings currently available today. The list below is recalculated every few minutes to ensure that Nesbitt Realty is supplying fresh tallies which you can depend on. The tallies collected below is taken directly from the Multiple Listing Service, so there are some quirks to be aware of.

You may find a subdivision listed more than once.

You should know that the names of subdivisions (or condos) found below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there can be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a listing has sold when really the spelling on a listing was changed.

And, there may be some diffence of opinion as to what exactly a specific community is called. If there is just one letter of difference between two entries this will be listed separately. Thus, if you really need to get a picture, you should consider all the variations of the community's name. For instance, Midtown condominiums in Huntington are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a sign up but the subdivision isn't listed below."

Is there a different way to spell this particular neighborhood?
As might be expected, for the reason stated above, try to you double-check all typical variations of the name.
Is the property for lease?
This list does not include rental properties. So, it may be that the sign you saw posted was for a rental. In addition, this tally exclusively includes listings still for sale in Broad Run.
Is the listing in coming-soon status?
An active listing is a property that is available and for sale. There are some properties that have a sign up that are not active. By way of illustration, from time to time a for sale is posted because the property is coming soon. A listing that is in coming-soon status is not yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. In addition, the Multiple Listing Service does not allow us to list those properties in our tally. If you want to know about coming-soon real estate in a specific subdivision, you'll have to contact us directly.
Is the property under-contract?
Furthermore, it happens that a listing is already sold when you see the for sale up. Sold signs don't go up the moment a property settles. In addition, sometimes that the listing agent is a less than prompt with putting up the under-contract signs. For these reasons, you might see a sign posted when a property is not available.
