Below you will see a accounting of every subdivision (or condominium) with properties for sale in Bristow. The list below is compiled from active listings today. This list is recalculated every 15 minutes or so to make sure that Nesbitt Realty is supplying timely information that you can count on. The information found below is pulled directly from the MLS database, so there are some quirks to keep in mind.

You may spot a subdivision listed multiple times.

Firstly that the names of subdivisions (or condominium communities) found below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there may be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a listing has moved from one subdivision to another when really the error was corrected.

In addition, there may be some variances as to what exactly a specific neighborhood is named. If there is even one letter of difference between a couple of entries this will be tallied separately. Thus, when you really need to get a picture, you have to consider all the variations of the community's name. For instance, Midtown condominiums in Alexandria are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign up but the community isn't listed below."

Is there a different name for this particular neighborhood?
As a matter of course, for the reason stated above, try to you double-check all typical variations of the name.
Is the listing for lease?
This list does not cover rental properties. Therefore, it may be that the sign you saw posted was for a rental. Also, this list only covers listings still for sale in Bristow.
Is the property not yet active?
An active listing is a property that is available and on the market. There are quite a few listings that have a sign posted that are not active. For example, sometimes a for sale is up because the property is coming soon. A property that is in coming-soon status is not yet available and not yet on the market. Only agents can access to information about listings that are in coming-soon status. Also, the MLS database does not permit us to count those properties in our tally. If you want to know about coming-soon homes in a specific community, you'll have to email us directly.
Is the listing under-contract?
And, sometimes that a listing is already under contract when you spot the for sale up. Sold or under-contract notices aren't posted the second a contract is signed. Furthermore, it happens that the listing agent is a less than prompt with putting up the under-contract signs. For these reasons, it's possible to see a for sale sign up when a property is not active.
